Lower Merion Market Overview- as of March 2025
Median Sold Price 💵: The median home sold price reached $850,000, marking a 17.2% increase from the previous year. The median price per square foot stood at $313.
Inventory Levels 📈: There were 185 homes for sale, a significant 46.2% increase from the previous month, suggesting a growing inventory.
Sales Volume: In March 2025, 18 homes were sold, a 10% decrease from the previous month. Notably, 61.1% of these homes sold above the asking price, indicating competitive bidding in certain segments.
Neighborhood Highlights 🏡
Merion Station: This area saw a median sale price of $1.35 million, up 10.8% year-over-year, with a median price per square foot of $454, reflecting a 38.4% increase.
Ardmore: Ranked 11th among the best places to live in Pennsylvania, Ardmore boasts a median home value of $446,300 and a median rent of $1,680.
