❄️😊 Good Morning, Lower Merion! As 2025 comes to a close, it’s a wonderful time to reflect on the year behind us and look ahead with gratitude and hope for the new year. From a busy real estate market here in Lower Merion, to the launch of the Spotlight, to the everyday moments that make our community feel so special. As Christmas and Hanukkah approach, I hope this season brings special time with family, friends, and loved ones. Santa will be at Suburban Square from 11 AM–2 PM on three festive Saturdays! Visit him inside on St. James (next to Simon Pearce) for photos (first-come, first-served), write a letter for the Santa Express post office, and enjoy carolers and live holiday music as you stroll the Square.

Lower Merion Real Estate - 2025 at a Glance
As we wrap up 2025, the Lower Merion housing market remained strong and competitive. From January through November, 889 homes were listed, with nearly $979M in total listing volume and a median list price around $800,000.
During that same period, 649 homes sold, totaling over $664M in sales, with a median sold price of $850,000. Homes averaged just 28 days on the market, and inventory stayed tight most of the year, keeping conditions favorable for sellers while well-prepared buyers continued to find opportunities.
