The Penn Valley housing market remains highly competitive, with the Months Supply of Inventory (MSI) clocking in at just 1.37 months for October 2025. What does this mean?
Short-Term: MSI actually dropped by 8.7% from the previous month, signaling that inventory is tightening even further as we head into the end of the year. Buyers should prepare for multiple offer scenarios, and sellers are well-positioned for quick sales.
Long-Term Context: Despite the current tightness, the supply level is up a dramatic 53.9% compared to October 2024. This indicates that while the market is still short on homes, inventory has improved significantly over the past year.
